Since launching in 2020, AGO Hotels has become the leading hybrid lease operator in the UK. Together, Lionel Benjamin, an experienced hotel business leader and Viv Watts, an innovator investor and landlord, recognised the necessity for a landlord-friendly hybrid lease. Fuelled by the use of contentious CVAs by well-capitalised hotel groups and cuts to agreed rents due to Covid, there was a growing demand for an alternative to fixed and turnover leases. In response, they developed the AGO Hotels hybrid profit lease, by designing a model which provides cash-flow positive, long term returns on investments whilst adding value to assets. AGO Hotels has achieved significant growth within the hospitality sector.

Our Founders


  • Lionel is an experienced and entrepreneurial hotel business leader. In a career spanning over 25 years, Lionel has held management roles across many of the world’s most prestigious hotel brands and has been involved in the sale and acquisition of hotel assets in excess of £2.5bn.

  • Viv is an innovative investor and entrepreneur. Viv began his career in Debt Capital Markets (Merrill Lynch) and Private Equity in the UK and the Middle East, specialising in all aspects of direct investment and portfolio management.
